Eligibility

18+, bona fide Texas resident at application, qualifying military service (90+ days active duty unless discharged for service-connected disability) with honorable, general, or medical discharge. Surviving spouses of MIA/KIA service members also qualify.

Terms

Maximum loan amount $832,750 (2026, tied to conforming loan limits — recently increased from $806,500). Available as fixed-rate 15-, 20-, 25-, or 30-year terms. Property must be the veteran/military member's primary residence in Texas. Eligible property types: single-family homes, townhomes, and condominiums (new or existing construction).

Key benefit

VLB home loans are commonly stacked with the federal VA loan via a "two-note loan" structure (VA-guaranteed first note, with VLB as the program note) to achieve zero down payment and no PMI plus the VLB's competitive rate.

How to apply

Apply through the VLB website or call 1-800-252-VETS.

Always confirm current rates and rules with the Texas state agency before applying.
