IMPORTANT MORATORIUM

Effective April 30, 2026, the Texas Veterans Land Board placed a temporary moratorium on accepting NEW Home Improvement Loan applications while program rules and future direction are evaluated. Existing loans and already-approved applicants are NOT affected. Check glo.texas.gov/veterans/loans-veterans for current status before applying.

Eligibility (when accepting): 18+, bona fide Texas resident at application, qualifying military service, primary residence in Texas (single-family home, condo, or duplex/triplex/4-plex if 5+ years old).

Terms (when accepting): Up to $50,000 for 2-20 year terms, OR $7,500-$10,000 for 2-10 year terms. No down payment required (but ~$10 flood certification fee + ~$125 title search fee at application, plus closing costs). Standard interest rate around 6.35%, with a 0.50% rate discount for veterans with a 30%+ VA service-connected disability rating.

Covered improvements

follow HUD FHA Title I guidelines — generally permanent structural alterations, repairs, accessibility upgrades, and major systems (roofing, HVAC, plumbing, electrical). Non-permanent items, certain luxury improvements, and most appliances are typically NOT eligible.

How to apply (when accepting): Apply through the VLB website. Provide contractor estimates and proof of primary residence.
