About this benefit

Eligibility

Must have a VA disability rating of 100% (schedular or TDIU). Must own and occupy the property as your homestead. Authority: Texas Tax Code Section 11.131 (separate from Section 11.22 partial-tier exemptions).

Exemption

100% of the appraised value is exempt from ALL property taxes โ€” school district, county, city, and special districts. This can save thousands of dollars per year depending on your home's value and local tax rates.

Surviving spouse

An unmarried surviving spouse may retain the FULL exemption on the same homestead. If they move, they may transfer the exemption to a new homestead, but the transferred exemption is limited to the DOLLAR amount of the exemption received on the former homestead in the last year โ€” not necessarily 100% of the new home's value (Tex. Tax Code Sec. 11.131(d)). The spouse must remain unmarried to keep the benefit.

How to apply

File Form 50-114 (homestead application) at your county appraisal district with your VA 100% disability rating letter and proof of homestead. Note: this is a different form than the 50-135 used for partial DV exemptions.
