Veterans who served at least 90 days of active duty (excluding training) with honorable discharge. National Guard/Reservists ordered to federal active duty may qualify. No prior California residency required. No minimum credit score (manually underwritten with flexible credit standards).

Low-interest, fixed-rate 30-year mortgages for owner-occupied homes in California. 2026 loan limits: $832,750 standard counties; up to $1,249,125 in high-cost counties (matches 2026 FHFA high-cost area conforming loan limit — Los Angeles, San Francisco, Orange, San Mateo, etc.). Covers single-family homes, condos, and mobile homes on land. No PMI required.
